By adhering to a new movement in urban planning. New Urbanism, we will create a community with the close-knit feel of a gentler, safer time. Parks and lush streetscaping will introduce the serenity of nature. Interconnected streets and a network of paths will make walking a pleasant and viable form of transport.
Public spaces and the restaurants and cafes of the nearby Marina will provide the perfect backdrops for socialising. In short, we are aiming to create the ideal community.
The fundamental building blocks of this new community, however, will be houses. Each resident should be charged with the mission to build their dream home, a perfect retreat in a perfect environment. Because people have their own distinct vision of what makes the ideal home, we expect, and desire, a broad range of housing styles.
While diversity is essential, there is also a need for the community to be shaped as a whole, harmoniously. To achieve this harmony, we have developed a set of design standards, identifying building materials, roof styles and pitch, and fencing options that will allow you to create a wonderfully individual home while maintaining a sense of oneness with the rest of the estate.
COASTAL HARMONY
Essentially, this just means building a home that suits its oceanside location. The materials you choose should use coastal colours and textures. Design features such a verandahs, wide eaves and high ceilings help keep the home cool. Outdoor entertaining areas form a continuous living space and are used as outdoor rooms throughout the warmer months.
VERTICALITY
Regardless of the style of home you choose - Tuscan, Carribean, Windsor, etc. - the principle of verticality should be applied. This style will result in homes that feature high-pitched roofs, chimneys, tall trees, and windows and doors that are higher than wide.
Verticality is a simple way to ensure a sense of harmony without limiting architectural choices.
DESIGN DETAIL
The difference between an individual home designed to meet the dreams of a family and a house bought to meet their needs lies in the detail of the house design. Detail goes beyond the layout of the house and even the choosing the bathroom tiles. The detail should also lie in, say, the size lining of the eaves, the choice of the profile for the windows and doors, and the finish on the columns - both top and bottom. The detail can be in any and many things and should integrate with the style of the house. In short, attention to detail shows care and commitment which in turn reflects the dream.
FENCING
You can use fencing designed specifically for the estate or a pier/wall design featuring an infill of stone, quality metalwork or wooded pickets. Again this will bring a feel of consistency to the estate without limiting the materials available to you.
STREETSCAPES
This is one of the key elements in the design of Harbour Rise. By choosing appropriate plant species, we intend the Estate to be a lush, green oasis within ten years. This will require homeowners to not only maintain the street tree planting, but also to create a garden of their own. Trees cut down wind, glare and the bleaching effects of direct sunlight. And as well as enriching the soul, trees can, according to one US study, add up to twenty percent to the value of a home.
Please note that these General Guidelines form part of the guidelines referred to in contracts of sale of lots at Harbour Rise. Information in tables and plans are for ease of reference only and purchasers should refer to detailed covenants on title, structure plan and policy documents of the City of Joondalup.
CLASSIC ARCHITECTURE - INSPIRED BY THE ISLANDS
Grand coastal homes in the Caribbean have a casual elegance about them. They respond beautifully to their surroundings, blurring the distinction between indoor and outdoor.
Similar homes exist in Florida and other parts of the American east coast, with steeply raked, simple roofs, strong vertical lines and doors, windows and portals, and broad verandahs and balconies.Colours tend to the warm and natural.
We call this architecture Seaside Colonial, and while it's dramatic and very stylish,it's also perfectly suited to the comfortable beachfront lifestyle, opening the home to cooling breezes, shielding it from the summer sun, presenting all manner of entertainment possibilities.
PROTECTING YOUR INVESTMENT
The Harbour Rise vision is ensured by design guidelines and protective covenants. These help builders and architects contribute to the consistent, overall quality of the estate, and mean your new home will forever be enhanced by its surroundings.
The guidelines allow ample scope for individuality while giving the community its very own, harbourside feel.
